Office space is a critical aspect to any organization; it represents the overall image of the office and can either make it a productive or distracting environment to work in. These are many factors that would help classify a space as the office space that best represents your company’s image.

Here are a few tips in identifying the right office space for you and choose the best commercial real estate for sale:

Consider the Location

Think of the location that would be advantageous for you. Some offices move nearer to their partners or clients to strengthen the partnerships they have and logistically make it easier to do business. Others move towards an area that is unfamiliar in order to tap an untapped market, a list of new potential partners to grow the business further. Another move could be to either compete or step away from competition with rival businesses. Also take note the visibility of the location, whether it can be easily seen or hidden in a corner somewhere. Check the neighborhood because this will also reflect the reputation of your brand.

Asses the Stability of Connection and other Amenities included

It is important to take into account what comes with the location. In today’s virtual world, high speed connection is essential in any business. Check the connectivity not only of the internet, but phone lines, electrical lines, water and gas to see whether the location is hazard free and is in no need of excess costs. Look at the parking options for your employees and clients, is it sufficient? Or is it near the office? Locate the convenience stores and restaurants that are nearby or will your employees be force to order delivery every day?

Accessibility

Think of how accessible the office is for the employees, clients and other partners. If it is located outside the city, consider the distance from all these key people, because it may affect your business operations. Consider also the public transport options for those who don’t have their own cars. The traffic that is present around the area is also key for your employees. Finally security, if you are looking at a space that is within a building check the security and whether it is enough for you to work in peace.

Price

Of course, look at how the seller is pricing the space, research the standard that is being used to calculate the price. See whether they are following this standard and if not question why not. Inspect and breakdown your costs for the space and compare with other spaces in the area to make sure you have a fair deal. Make sure that you utilize every square meter of the space with the money you pay.

Size

This is now based also on the manpower of your company, assess the size of the space if it can comfortably accommodate all your employees and allow a conducive work environment. Also, inspect the layout of the space whether it matches and can represent the organization of work areas you have planned. Square meters are but a measure of floor area but the utilization of this area is not always the same.

The most integral part of looking for a new space is the pre-planning. Decide as an organization what you need and what you are looking for in a space. Do not compromise on the factors that you deem most important and you won’t make a mistake in choosing your new office space.
